This service is geared to local landlords and those who wish to have a hands-on approach to their property. The let only service includes the following:

Initial Rental Valuation

Usually one of us will come out to meet you at your property to have a look around and to let you know if there is anything we feel you might need to do before renting it out. We will also be able to give you an idea of the monthly rental you might reasonably expect in the current market. This visit will also allow us to answer any questions or queries you might have about the rental of your property.


Extensive Marketing

Nowadays, the internet is the media of choice for people searching for properties to rent. Approximately three quarters of all our enquiries come from internet advertising. Consequently, we not only advertise properties to let on our popular company website, but also on a number of large national sites including Rightmove.co.uk, and Onthemarket.com. We also place a prominent window display at our Moseley office and a ‘To-Let’ board outside your property if you so wish.


Escorted Viewings

Normally, we would carry out all viewings on your behalf. We have found people often prefer to view with us, the agent, rather than directly with the owner of the property. Potential tenants seem to be more relaxed in this situation. If you still live at your property, we would always give you at least 24hrs notice of any viewings that we intend to carry out.


Careful Vetting of Applicants

A bad tenant is in no one’s best interests. Our reputation is vitally important to us and good quality tenants are essential to help to maintain and enhance this reputation. We therefore carry out a thorough vetting and referencing process and are very selective about the tenants we put into properties. This would usually include a full credit check, confirmation of employment and general salary guide, current or previous landlord’s reference, photo ID and recent bank statement. We also follow the new ‘Right to rent’ guidelines which dictate that we must check that people are legally entitled to be in the UK, and that we see their actual physical passport in person.


Preparation of Tenancy Agreement & Inventory

Before any tenant moves in they will be asked to sign an assured shorthold tenancy agreement. This usually lasts initially 6 or 12 months. After this period the landlord will then be given the option of offering a renewal of this initial tenancy. Before a tenant moves in we would also produce a basic inventory which will list any items in the property as well as wall and floor coverings. It will note any obvious defects and is usually sufficient when it comes to carrying out the move out procedure. There is no extra charge for this. If however you require a detailed professional inventory, this is something we can arrange at an extra cost of £50-£150 depending on the size of property and level of furnishing.


Collection of Initial Monies

Before a tenant moves in we will collect the full deposit and the first month’s rent from them. The balance of the first month’s rent will be paid over to you shortly after they move in. Depending on whether you opt to hold your own deposit, this may also be paid over to you, subject to it being correctly registered with one of the recognised deposit schemes.


Move in Procedure

We will move the tenant in for you. This will involve meeting them at the property and handing over keys. It will also involve checking the inventory together and both signing this document. Lastly we will take any relevant meter readings and write off to the utility companies as well as the city council, informing them of the start of the new tenancy. At this point the tenant would be given your contact details for any future issues and your banking details to allow them to set up a standing order for future rent payments.
