Our let only service:
Ideally suited for local landlords, or for those who wish to have a more hands-on approach to their property, our let only service means we carry out our usual viewing and application process, but anything after the tenant has moved in such as maintenance issues or rent and deposit queries would need to be resolved by the landlord.
Onboarding and marketing:
Our lettings director will usually meet new landlords at their property to discuss rental value, answer any initial queries, and advise on any maintenance issues that need to be resolved prior to renting the property out. We pride ourselves on being honest and thorough in our rental valuations and by meeting landlords at the property where possible, we endeavour to build a positive and open relationship from the start.
Having high-quality photos and inviting descriptions means our property adverts are extremely popular and produce a substantial number of enquiries each day. We also carry out video tours of all our properties, so prospective tenants can gain a good insight into the property prior to viewing. We advertise on major property portals such as On The Market and Rightmove, as well as our company website. We also install “To-Let” boards outside the properties as well as advertising in our office window to attract passers-by.
Viewings:
We always carry out accompanied viewings as this allows us to keep landlords updated with feedback on the applicants and the property itself. If landlords or tenants still reside at the property, we would always give 24 hours’ notice before carrying out viewings. Where possible, we try to group book viewings to minimise disruption, however if there is a prospective viewer who seems to be a good fit for the property and is keen to view, we try to minimise delays by booking them in as soon as possible.
Application process:
We pride ourselves on finding the right tenants within a reasonable timeframe for landlords. Before attending a viewing, prospective applicants are required to answer an initial set of questions on who will be living at the property, each tenant’s affordability, and if each tenant has the right to rent etc. We also send a video tour of the property prior to their viewing to ensure that they are genuinely interested in the property and can also answer any initial questions they may have. After viewing, an application form is sent to each prospective tenant and landlords are kept updated on levels of interest and if an application can be accepted.
Once an application has been accepted, we request a reservation payment which is the equivalent of one week’s rent; this would be deducted from the first month’s rent following a successful application. We then carry out credit checks, referencing and ID checks across all tenants. We are compliant with legislation within the lettings sector and ensure that each tenant has the right to rent in the UK, as well as carrying out thorough anti-money laundering checks too.
Move in process:
Prior to a tenant moving in, we collect a deposit and the first months’ rent from them. We use the Tenancy Deposit Scheme to register managed deposits, however, should a landlord use another scheme, we can create a tenancy agreement to reflect this too. We carry out thorough written inventories for both services, and if a landlord under the let only service require a photo inventory too, this can be arranged at an additional charge.
We ask tenants to come to our office to collect keys and sign inventories, and we would send a copy of the inventory as well as their application pack to the landlord via email. Tenancy agreements are set for either 6 or 12 months, and we are happy to liaise with landlords and tenants regarding renewals at the end of the initial tenancy period for an additional fee.
As stated, once the tenant has collected keys, they are then given landlord’s details to correspond with directly regarding any maintenance, financial, or other tenancy related issues.
