As well as being a well-established letting agency across South Birmingham, over the past 10 years we have grown in the sales market by offering free valuations, honest advice, and regular communication throughout the sales process. We have sold a variety of properties from 1-bedroom flats, up to 5-bedroom detached houses in sought-after postcodes across Birmingham. Our team is committed to offering a personal and professional service to give you the best chance of selling your property for the best possible price.

Below is a list of services we offer as part of our sales package:

·         Honest advice:
We believe that honest and correct advice from the start of the sale process can help a customer feel supported throughout the sale process. Some agents over-estimate or over-promise, whereas we will always be open from the start. Estate agent’s business often comes through recommendation, and we are pleased that many of our customers have either used our business again or recommended us to friends and family.

·         Free valuations:
We are happy to have a no-obligation chat over the phone to discuss any initial queries and we also offer free valuations to assess your property in person and provide a thorough report afterwards. Whilst we can provide desktop-valuations, the most accurate guidance would be from us attending to value the property in person, this also helps build a rapport from the start of the process which we strongly believe to be a key element for a successful sale.

·         High quality marketing:
Our marketing is conducted in-house, and our technology produces high-quality marketing photos as well as 360-degree tours. The latter of which has been great in helping prospective buyers visualise the property before a viewing, which is especially beneficial when the prospective buyers are in another city and are looking to relocate.

·         Effective advertising:
We advertise on the main property portals: Rightmove and On The Market, which both allow us to generate reports on how many times the advert gets clicked on and how we can improve. You may have also noticed our eye-catching boards for sale and rental properties in the area and we can arrange the boards to be installed when you are ready to market the property. Our office also has bright window displays to attract passers-by, and with these 3 effective advertising techniques, we are sure to find the right buyer for you.

·         Mailing lists:
We have a large database of potential buyers and tenants, who have inputted their criteria and contact details onto our mailing list on our website. They receive an email notification when a new property is added that matches their requirements, and they can then contact our office for more information and to book in a viewing.

·         Accompanied viewings:
Before arranging a viewing with a prospective buyer, we will always ask them some initial questions to ensure they are in a genuine position to buy. If available, we will also send them the video or 360-degree tour of the property. We will always accompany viewers around the property, this is not only peace of mind for sellers, but allows us to gain a good insight into the prospective buyer’s position and intentions.

·         Solicitors and mortgage advisors:
We have been working with an excellent conveyancing solicitors’ firm for several years whom we recommend to all our clients. We strongly believe that having a solicitor who is not only efficient, but who has a good relationship with the estate agent can help expedite the sale of the property. We also work closely with a local financial advisor who can assist with onward purchases and advise on any mortgage related issues.

·         Regular communication:
Being a small company, you can be assured that you are not going to be lost between departments and offices. Our team are helpful and responsive, and we pride ourselves on our communication from the start of the sale process through to completion.

·         Fees:
Our fees vary depending on your property and its current market value. We can offer a fixed fee or a percentage-based commission. Our fees are always no sale – no fee, and we are sure you will find them most competitive.
