Finding a new property to rent can be a daunting experience, especially within a fast-paced, competitive market. We at Nicholas George Ltd are here to support you from the start of the process by answering any initial questions, arranging accompanied viewings, and keeping all parties updated throughout the application process. Below are a few details about our process.

Once you have viewed a property, we request for an application form to be completed which then gets submitted to the landlord. If the application has been accepted, we request a reservation payment, which is the equivalent to one week’s rent, which allows us to take the property off the market and is then deducted from the first month’s rent following satisfactory references. We carry out a full credit check and request employer, character, and landlord references where required. Each tenant will need to bring in their passport in person to our office and provide share codes for the right to rent checks if applicable.
Tenancy agreement and obligations:
Tenancy agreements outline the obligations of both the landlord and tenant, and we offer a minimum tenancy period of six or twelve months. After this initial period, it may be possible to negotiate a tenancy renewal with the landlord. We carry out regular property inspections, usually every 6 months, and we hold keys at our office for all managed properties. We will always provide 24 hours’ notice prior to viewings and inspections, and our contractors will call you directly to discuss access for maintenance issues.
Although the landlord has several obligations to ensure the safety of the property, the responsibility for the day-to-day maintenance of the property lies with the tenants. This includes cleaning the property, ventilating and sufficiently heating the property, and reporting any maintenance issues to the managing agent. Unless otherwise stated, bills are also the tenant’s responsibility to pay, and we will provide you with opening meter readings and notify utility suppliers and the council at the start of the tenancy.
Rent payments and additional fees:
For managed properties Nicholas George Ltd will collect the first month’s rent and full deposit prior to your move in. Then going forward, all future rent payments must be made in advance to us by standing order and we will provide you with our bank details before you move in. Letting agents are no longer able to charge administration fees at the start of the tenancy, however some other fees may be applicable, such as call-out charges for maintenance issues caused by tenant misuse and for tenancy add-ons, or for ending a tenancy early. Please note requests for a tenancy add-on and for ending a tenancy early are at the discretion of the landlord and for the latter are for exceptional circumstances only.
